Strata Cleaning

Strata And Building Management

Strata Cleaning Across The Okanagan

Common area cleaning for strata corporations and managed buildings in Kelowna, West Kelowna, Lake Country, Vernon and Penticton, with a written schedule and an audit trail your council can see. Serving Okanagan commercial buildings since 1983.

Why Strata Managers Call Us

Owners notice the lobby. Councils notice the paperwork. Property managers notice who answers the phone. We plan for all three.

Built For Council Approval

A written scope and proposal council can compare on more than price, and an audit trail it can point owners to.

One Invoice Across Buildings

Managing more than one building? Each gets its own schedule, and all of them sit on one contract and one invoice.

One Call And It’s Cleaned Today

An owner complaint about the lobby? Call before 1pm on a weekday and a crew deals with it that day.

What Common Area Cleaning Includes

Every building is cleaned from its own written Task Schedule Check List, built with your property manager or council on the walkthrough.

  • Lobbies And EntrancesFloors, entrance glass, mailbox areas and seating cleaned, so the first thing owners and visitors see is looked after.
  • Corridors And StairwellsCarpets vacuumed, hard floors washed, handrails and door handles wiped, and stairwells swept on the schedule set for your building.
  • ElevatorsFloors, walls, doors and buttons cleaned, with high-touch surfaces wiped on every visit.
  • Amenity Rooms And Common WashroomsGyms, meeting rooms and common washrooms cleaned, with paper and soap restocked by the same crew.
  • Garbage And Recycling RoomsWaste and recycling areas tidied and floors cleaned, so the room nobody wants to visit stays manageable.
  • Lobby And Common Area GlassEntrance doors spot cleaned on every visit, with interior and exterior common area glass on a rotation.
  • Carpets And Hard FloorsScheduled deep carpet cleaning in corridors, and lobby floor refinishing with slip-resistant finishes specified to help reduce slip and fall risk.
  • Lights And Small FixesBulbs and tubes in corridors and stairwells changed, and small jobs quoted and billed on the same invoice as the cleaning.

Paperwork Your Council Can Use

Strata councils have to justify a vendor choice to owners. Our process gives them something to put on the table.

Step One

Task Schedule Check List

Every common area, every task and how often it happens, written up after the walkthrough. Council can see exactly what the contract covers.

Step Two

Quality Assurance Audit

Every area is audited against that schedule on a regular cycle, by a supervisor rather than by the crew that cleaned it.

Step Three

Corrective Task Report

When something falls short it is written up, sent to the crew and closed off, so an owner complaint leaves a paper trail instead of a grudge.

Less Risk For The Strata Corporation

Cleaning happens in shared spaces the strata is responsible for. Who does it, and how, matters.

Cleared, Bonded, Covered

  • Bonded and insured, so common property, fixtures and equipment are protected.
  • WCB covered, so an injury on site is not the strata’s exposure.
  • Security cleared, for buildings where owners want to know who has access.
  • WHMIS trained, with cleaning products handled and stored safely.

Safer Common Areas

  • Slip-resistant finishes specified on lobby hard floors to help reduce slip and fall risk.
  • Entrances given extra attention through the winter for slush and salt.
  • Colour-coded microfibre to help prevent cross-contamination between washrooms and other areas.
  • Low-residue cleaners designed to leave no surface residue once dry.

Strata Cleaning Across The Okanagan

Every building below is looked after by a crew dispatched from our Kelowna head office in Rutland, under the same written standard and one invoice.

Strata Cleaning: Common Questions

What does strata cleaning include?

A strata contract covers the common areas: lobbies, corridors, stairwells, elevators, amenity rooms, common washrooms, entrance glass, and garbage and recycling rooms, on the schedule set in your Task Schedule Check List.

Can you give us a proposal to take to council?

Yes. After a free walkthrough with your property manager or a council member, you receive a written, no obligation proposal with the Task Schedule Check List attached, so council can compare vendors on scope as well as price.

How do we know the work is being done?

Every common area is checked against the Task Schedule Check List in a regular Quality Assurance Audit. When something falls short, it goes into a written Corrective Task Report and gets closed off, and you get that in writing too.

Is your crew insured and WCB covered?

Yes. Our crew is bonded, insured, WCB covered and security cleared, and WHMIS trained in handling cleaning products. Ask on the walkthrough for proof of coverage for your vendor file.

Can one contract cover several buildings?

Yes. Property managers with buildings in Kelowna, West Kelowna, Lake Country, Vernon or Penticton can put them on one contract and one invoice, each with its own Task Schedule Check List.

Can you take over from our current cleaning company?

Yes. We walk the building with you, write your Task Schedule Check List, and plan the start date around the notice period in your current contract, so there is no gap in service.

What about lights and small repairs in the common areas?

Bulbs and tubes in corridors and stairwells, and small jobs that are not really cleaning, are quoted and added to the same invoice. Licensed electrical, plumbing and gas work needs a ticketed trade, and we will tell you that straight away.
